This Austin, TX property offers an opportunity for a bank or retail user to obtain a highly visible facility in an established and desirable area with good demographics and fast growth:


Retail/Bank with Outstanding Access and Visibility

Location:  2000 block of W. Grand Avenue Parkway, one half block west of NW corner of I-35 and Grand Avenue Parkway in Austin, Texas. The west side of the property fronts on Three Points Road.
Frontage: Approximately 400 feet on Grand Avenue Parkway.
Visibility: The building will be easily visible from I-35 and Grand Avenue Parkway. Although the McDonald's is in front of the bank/retail building in relation to I-35, the topography elevates the building to approximately 8 feet above the floor of the restaurant.
Signage: Signage for a bank will be available on south and east face of building. East face for all other tenants. A pylon sign with excellent visibility will provide communication with passing traffic.
Adjacent/Nearby: A McDonald's restaurant that opened in the first quarter of 2005 is adjacent to and is part of the site. The restaurant fronts on the west access road of the freeway. After four months of operation, the restaurant has approx. 800 customers per day. The Chevron fueling station at the site averages approx. 980 customers per day. Both managers have stated that the customer count is increasing rapidly.

Traffic Counts: A TxDOT two-way 24 hour count conducted on I-35 a short distance north of the intersection in 2002 was approximately 163,000 vehicles per day. The 2005 TxDOT estimate is 178,114.
A 2002 count conducted in Grand Avenue Parkway in front of the property by Travis County was 12,280 vehicles per day. According to the Claritas demographic report for a one mile radius, the population has increased approx. 6% per year. Thus, an approximation of the 2005 traffic count is 14,613 per day on Grand Avenue Parkway.

Road Improvements: Because of the increased traffic at the intersection, TxDOT will add a lane to the southbound frontage road from Grand Avenue Parkway to the first entry ramp to the main lanes. The work is expected to commence in July or August of 2006 and complete in approx. 6 months. Upon completion, the signal light at the southbound I-35 frontage road and GAP will be modified to permit dual left turns for westbound traffic onto the southbound I-35 frontage road.
Utilities: Electricity by TXU Energy (or your choice), phone by SW Bell, natural gas by Atmos Energy (formerly TXU Gas), and water/wastewater by the City of Austin.
Water Well: The property has existing water well and storage tanks for inexpensive landscape irrigation.
Environmental: No known conditions that will affect construction of the building and use of the property. Rock subsoil.
Property Owners Association: Property is a member of the Vista Business Park POA that maintains the median in Grand Avenue Parkway and running trail/sports facility amenities for employees of tenants of property owners.
Acreage South of Grand Avenue Parkway: Owner also owns 7 acres at SW corner of I-35 and GAP. Development is planned in 2 years when temporary-use leases expire.

Lease Rate: $20.00-25.00/sf/yr NNN based on location within the building plus $200 per lane per month for bank drive-throughs.
