Singular Responsibility
We assemble the team and direct all activities.
Quality
The owner, architect, engineer and general contractor confer during
design to insure the plans are complete and to optimize the use of
materials and labor to meet the owners objectives.
Cost Savings
University sponsored surveys have discovered that the design/build
method results in lower cost. The general contractor provides advice
during design to minimize cost. Thus, change orders and litigation
are rarely experienced.
Time Savings
Some materials and equipment require long periods of time to be delivered,
however, this can be avoided by involving the general contractor with
the design professionals. Design that requires an abnormally
long time to construct is also avoided.
Reduced Administrative Burden
The owner communicates with one project manager in our company, not
separately with design professionals, permit consultants and the contractor.
Early Knowledge of Firm Costs
The contractor provides a detailed estimate of cost based on the approved
preliminary plan.
Risk Management
Once the owner signs a contract with us, we bear all risk of the entire
process of design, permitting and construction.
Minimized Planning Time and Expense
The design/build team provides the preliminary plan and cost estimate
at no cost to the owner. Time is minimized due to the communication
between all team members.
