Quality
The owner, architect, engineer and general contractor confer during design to insure the plans are complete and to optimize the use of materials and labor to meet the owners objectives.

Cost Savings
University sponsored surveys have discovered that the design/build method results in lower cost. The general contractor provides advice during design to minimize cost. Thus, change orders and litigation are rarely experienced.

Time Savings
Some materials and equipment require long periods of time to be delivered, however, this can be avoided by involving the general contractor with the design professionals.  Design that requires an abnormally long time to construct is also avoided.

Reduced Administrative Burden
The owner communicates with one project manager in our company, not separately with design professionals, permit consultants and the contractor.

Early Knowledge of Firm Costs
The contractor provides a detailed estimate of cost based on the approved preliminary plan.

Risk Management
Once the owner signs a contract with us, we bear all risk of the entire process of design, permitting and construction.

Minimized Planning Time and Expense
The design/build team provides the preliminary plan and cost estimate at no cost to the owner.  Time is minimized due to the communication between all team members.

 

The Design/Build Process

 

  • The owner defines the requirements for the facility in broad business-like terms. If a site has not been selected, a search is conducted to secure the proper site.

  • Once the site is selected, a preliminary plan of the site, a floor plan and an outside appearance rendering is prepared.

  • The owner critiques the preliminary plan.

  • A cost estimate is prepared for the revised preliminary plan.

  • The estimate is reviewed with the owner in detail and includes all fees, administrative costs and profit to be included in the contract.

  • Financing is secured utilizing a conventional mortgage, an SBA (Small Business Administration) loan or a long term lease arrangement with an option to buy.

  • Once all conditions are acceptable to the owner, a fixed price contract is signed. The plans are finished, permits secured and construction initiated.

  • Once complete to an acceptable level of quality, the facility is ready for occupancy.
